STRATEŠKO has developed this document to support our client: SolarTex in their venture capital raising exercise for their real estate project named Commissioner Point in the Island of Bermuda. This document covers a full review of the real-estate development project proposed by our client and takes into account the market realities, industry conditions, environmental conditions, and competitive conditions related to the product proposed by our client. The Commissioner Point development, based in Southampton, Bermuda, shall comprise 20 homes, a STEM centre, tennis courts, and a restaurant. Sixteen homes shall be for sale and the other four homes, along with the STEM centre, Restaurant, and Tennis Court facilities shall be for rent and long-term lease. The development neighbours 1000 feet of beautiful waterfront, a PGA golf course (Port Royal), and a tempting sandbank extending over 200 feet into the water. The property overlooks the beautiful island water ideal for swimming and boating. The Pompano Beach Resort is within view of the development. These homes shall also have close proximity to upscale amenities and excellent health-care facilities. Commissioner Point will be a gated community with 24-hour security guard protection. Each home shall be around 1,800 square feet and shall be built with ‘hurricane proof’ material in accordance with Bermuda law. Underground parking shall be developed for home owners and renters. We expect the STEM centre, three-stories high with a footprint of 2000 square feet, to be outfitted with $9MM worth of equipment by the lessee. The restaurant shall be 3,000 square feet. The proposed homes shall be technology-ready and shall contain several energy-saving devices to reduce the total cost of ownership. These up-scale homes shall also be built so that their interior structure can be easily modified by potential buyers. The property shall be well maintained to retain its value and the value of the surrounding developments. Based on our discussions with the various stakeholders, we expect build-out to occur within 18 months from the date of the release of funds and we expect sales to be completed by the end of 2013. To further strengthen this argument, we have included five legally binding documents from five buyers, who have agreed to settle payment on homes before the end of 2011 provided they see visual proof of project commencement. The Client seeks 100 percent debt financing. The total investment requested is around $25MM at 6.5% interest for a 5-year term; however, these rates are negotiable within a small margin. The Client seeks 300K within the next two weeks to satisfy Government requirements and secure the project and the client seeks the remaining investment capital within four weeks to ensure fast turnaround time. The Net present value of the project is $12MM using the Gordon Growth Method for estimating a terminal value; while the Net Present Value over the ten-year study period is $2.5MM. When considered on an equity basis, the project boasts a Net Present Value of $5.3MM, an Internal Rate of Return of 20.4%, and a Profitability Index of 1.21 over the study period. The Net Present Value on an Equity basis, with a terminal value consideration, is $14.8MM. Other key ratios are generally above industry norms for the entire study period. Based on the Income Capitalization Model and Stochastic Modelling, we have estimated the residual land value to be $51.6MM ($297.00 per square foot), which is not unusual for prime and limited land in these regions.
Client required a business plan to acquire 10MM USD to expand an existing Plastics Factory in Bahrain. I designed the project plan to acquire a 100% debt loan and I tailored the project to meet the needs of international lenders that were interested in the project. The client did not have much information and I gathered everything through my own research and through discussions with him and relevant staff members. The client was pleased with the project document and used it to seek the required funding. The client also discovered many things about his business he never knew.

Client wanted a specific dashboard in Excel linked to various databases that would update Excel in real-time. Sample here shows dashboard with most of the functionality except for the actual links to other databases. Some functionality has been reduced for disclosure reasons.
There are two dashboard examples here: 1. Gas Loyal: this shows changes in Gain Per Trading Week based on redemption scheme criteria where customers will be signed up on a loyalty card program. 2. Target All: this shows overall gains for changes in behavior of customer groups. Both exercises were applied to real company data that was exported into excel. The data was derived from sales patterns of customers in a supermarket and gas station and both dashboard were used to help discover the best offer for customer groups that would benefit both the customer and the profit line of the company.
